Site Acquisition Manager - Food Retail
Overview:
We are seeking a dynamic and results-driven Site Acquisition Manager to join our team and lead the expansion efforts for our growing food retail business. The ideal candidate will have a strong background in real estate, particularly in the food and retail sector, with proven experience in identifying, acquiring, and managing properties for new store openings. As a Site Acquisition Manager, you will play a critical role in driving our restaurant expansion strategy by securing prime locations that align with our brand and business objectives.
Key Responsibilities:
Site Identification and Evaluation:
- Conduct market research to identify potential locations for new restaurant openings.
- Evaluate site suitability based on demographic analysis, foot traffic, visibility, and competition.
- Perform site visits and assess property conditions, accessibility, and overall feasibility.
Negotiation and Acquisition:
- Negotiate lease or purchase agreements with property owners, landlords, and brokers.
- Draft and review contracts, ensuring all terms and conditions align with company standards and legal requirements.
- Manage the acquisition process from initial contact through due diligence to final agreement closure.
Market Analysis and Strategy:
- Develop and implement a site acquisition strategy aligned with the company's growth objectives.
- Analyze market trends, consumer behavior, and competitor activity to identify strategic opportunities.
- Prepare and present detailed reports and recommendations to senior management.
Project Management:
- Coordinate with internal teams (operations, finance, legal, construction) to ensure seamless site acquisition and store opening processes.
- Develop and maintain project timelines, tracking key milestones and deliverables.
- Monitor project progress, addressing any issues and implementing corrective actions as needed.
Regulatory Compliance:
- Ensure all site acquisitions comply with local zoning laws, land use regulations, and health and safety standards.
- Obtain necessary permits and approvals from relevant authorities.
- Maintain relationships with regulatory bodies, addressing any concerns or requirements.
Stakeholder Communication:
- Serve as the primary point of contact for landlords, property owners, brokers, and external partners.
- Facilitate effective communication between all stakeholders, providing regular updates and resolving any conflicts.
- Represent the company in public forums and community meetings as necessary.
Qualifications:
- Bachelor's degree in Real Estate, Business Administration, or a related field.
- Minimum of 5 years of experience in site acquisition, real estate, or a related field, preferably in the food retail industry.
- Strong negotiation and contract management skills.
- Excellent analytical and project management abilities, with a proven track record of managing multiple projects simultaneously.
- Familiarity with zoning laws, land use regulations, and permitting processes.
- Ability to interpret market research, site plans, and technical documents.
- Exceptional communication and interpersonal skills.
- Proficiency in Microsoft Office Suite and project management software.
Preferred Qualifications:
- Experience in the food retail or restaurant industry.
- Knowledge of environmental regulations and impact assessments.
Working Conditions:
- Ability to travel frequently to potential site locations and meetings.
- Valid driver's license and reliable transportation.
- Willingness to work flexible hours, including evenings and weekends, as needed.
